Where to start? The first thing to consider when deciding to do a roofing project is the current condition of the shingles and roof decking. Granules is the downspout of the gutters, shingles bowing / streaking, and sagging areas are all signs your roof is due for an overhaul.

Do I need to tear off my shingles or can I just put a new layer on top of the old? In almost every area of the Michigan and Indiana you will need to tear off your existing roof only if there are two or more layers of shingles currently. You may decide to tear off if your shingles are far past due for replacement. Perhaps you have extensive water damage or need some deck repair.

What type of roof should I put on my house now? That's really all up to you. With the wide variety of shingles options available to you there are some things to consider. What type of look do you want? How long are you going to be in the house? Would a certain type of shingles match better with your style of home? Do you have any particular housing association requirements?

The decision usually comes down to a couple of things? Cost and Value. If your only going to be in the house another five years and your in a mid-priced housing market you'll never get your money out of a fifty year roof. However, if this is the house your going to grow old in it doesn't make much sense to put on a 20 yr shingle 2-3 times, when you could put on a lifetime roof now.
